Brampton Neighbourhood Guide

Fast-growing, family-friendly city with larger homes for the price and three GO stations

Brampton is one of Canada's fastest-growing cities and one of the most diverse. Many families choose it for larger detached and semi-detached homes, newer subdivisions and strong community ties. It is also popular with buyers who want a basement apartment to help with the mortgage.

Popular neighbourhoods in Brampton

  • Downtown Brampton: Historic core with Gage Park, the Rose Theatre and Brampton GO.
  • Springdale: Large family area with newer homes, parks and community centres.
  • Castlemore: Upscale area with large detached homes on bigger lots.
  • Mount Pleasant: Planned community built around Mount Pleasant GO and a village square.
  • Credit Valley and Bram West: Newer executive homes near the Credit River and Highway 401/407.
  • Heart Lake: Established area next to the Heart Lake Conservation Area.
  • Bramalea: Older, more affordable homes close to Bramalea GO and City Centre.

Homes you will find

Mostly detached and semi-detached homes and freehold townhomes. Many homes have separate side entrances and basement units. Condo options are growing near downtown and the GO stations.

Getting around

The Kitchener GO line stops at Bramalea, Brampton and Mount Pleasant stations. Brampton Transit and Zum rapid buses connect to Mississauga, Vaughan and the TTC. Highways 410, 401, 407 and 427 are close by.

Schools

Public schools are run by the Peel District School Board (PDSB) and Catholic schools by the Dufferin-Peel Catholic District School Board (DPCDSB). French-language schools are run by Viamonde and MonAvenir. Sheridan College's Davis campus is in Brampton.

Things to do

Gage Park, Chinguacousy Park, Professor's Lake, Heart Lake and Claireville conservation areas, the Rose Theatre and a strong festival calendar.

Buying tips for Brampton

  • Brampton requires second units (basement apartments) to be registered. Ask for proof of registration and permits before counting on rental income.
  • If a listing says 'separate entrance', that does not mean the unit is legal. Check fire separation, egress windows and permits.
  • Commute times vary a lot by area. Test the drive or GO trip at rush hour.
  • In newer subdivisions, check for any planned road widenings or developments nearby.
